INVESTMENT STRATEGY
Slate targets class A and B assets built after 1990 and with >200 units. The properties must be well-constructed, structurally sound, and have the potential for significant physical and operational improvements. The team focuses its efforts on various high-growth, secondary markets. The target markets are hand-selected based on internal analysis of historical and projected rent growth, occupancy, and population growth, among other key factors. Thorough analysis is performed on the specific submarkets in which target properties are located. Areas of acute focus include area median incomes, proximity to local employers, immediate access to strong retail, home values, school ratings, and crime.
Upon acquisition, Slate oversees the management team in the execution of value additive improvements focused on increasing revenue and decreasing expenses. The improvements are specific to each asset and may include renovations to the units, common areas, amenities, exterior, and landscaping, in addition to optimizing leasing and operations. All improvements occur while maintaining occupancy and income, thereby covering debt service and providing cash flow to investors.
