INVESTMENT STRATEGY
Slate targets class A and B assets with 1980 or newer vintage and 150+ units. The properties must be well-constructed, structurally sound, and have the potential for significant physical and operational improvements. The team focuses their efforts on various high-growth, secondary markets with elevated median income, high employment, and access to local retail. The target markets are hand-selected based on internal analysis of historical and projected rent growth, occupancy, MSA population, and employment, among other key factors. An area of critical focus is understanding the dynamics of the immediate submarket where each property is located, including demographics, home values, school ratings, crime, and local retail.
Upon acquisition, the assets undergo value additive improvements focused on increasing revenue and decreasing expenses. The improvements are specific to each asset and may include renovations to the units, common areas, amenities, exterior façade, and landscaping, in addition to optimizing the management of the assets.
